A professional roof inspection is a condition assessment of the whole roof system: the roofing surface, flashing, penetrations, valleys, edges, ventilation, and, where accessible, the attic underneath. The goal is to record what is actually there, not to sell a particular outcome.
Looking from the ground is not always enough. Hail bruises, lifted shingle edges, cracked pipe boots, and worn flashing are often invisible from the yard, and a stain on a ceiling rarely sits directly under the spot where water gets in.
A careful inspection can reveal storm damage, normal aging, active or past leaks, flashing problems, and ventilation issues. It documents the current condition. Sometimes the right answer is a small repair, sometimes nothing at all, and sometimes planning a replacement.
